Written by Ari — Licensed General Contractor
Founder & CEO of ESV Prime Construction Specialists, Inc. CSLB License #1065151. Building and remodeling homes across Los Angeles County for over two decades.
Your Single Point of Contact
California law requires a Class B General Building license for projects valued above $500. That license means your contractor has passed trade exams, carries a surety bond, and maintains workers' compensation insurance. ESV Prime holds this license and has maintained it without interruption since 2005.
Every ESV project gets a dedicated project manager. That person is your single phone call for questions, schedule changes, and progress updates. They coordinate six to ten trade crews on a typical remodel — keeping the work on track and on budget.
Five Steps from First Call to Final Walkthrough
We follow the same proven sequence on every project. Here is what to expect:
- On-site visit: We measure your space, review structural conditions, and listen to your priorities.
- Written proposal: You receive a line-item quote — materials, labor, permits, and timeline — within five business days.
- Plans & permits: Our drafting team prepares drawings and files them with LADBS.
- Build phase: Construction starts on the agreed date. You get photo updates every week.
- Punch list & close: We walk the site together. Nothing is final until you approve every detail.
What Makes Building in LA Different?
The LADBS residential building requirements mandate seismic bracing, Title 24 energy compliance, and fire-rated assemblies in wildfire zones. In hillside areas, the city often requires a soils report and a grading permit before any foundation work.
California's 2024 ADU reforms (effective January 1, 2025) removed many owner-occupancy and parking restrictions. The California HCD ADU handbook outlines what's now allowed statewide. Our team tracks every update so your plans stay compliant.
How Far Does Your Remodeling Budget Go in 2026?
Material and labor costs in Los Angeles run 15–25% above the national average. Here is how recent ESV projects break down by scope:
| Scope | Budget Window | Typical Duration |
|---|---|---|
| Kitchen refresh (cosmetic) | $35k – $55k | 6 – 8 weeks |
| Full kitchen remodel | $55k – $150k+ | 8 – 12 weeks |
| Bathroom overhaul | $20k – $75k+ | 4 – 8 weeks |
| Detached ADU (400–1,200 sf) | $150k – $350k+ | 8 – 14 months |
| Room addition | $80k – $250k+ | 3 – 6 months |
Figures drawn from ESV Prime project records (2020–2026). Actual cost depends on finishes, site access, and permit fees. Check the LADBS fee schedule for current permit pricing.
How to Verify a Contractor's License in California
The CSLB license lookup tool shows bond status, insurance, complaint history, and classification type. California's Business and Professions Code (Section 7028) makes it a misdemeanor to contract without a valid license.
“Before hiring, always check that your contractor's license is current and in good standing.”
